ProDelta Real Estate sells a logistics cross dock to Palmira

Palmira Capital Partners (Palmira) has acquired another new property for the European Core Logistics Fund (ECLF). The vendor is ProDelta Real Estate. The parties have agreed not to disclose the purchase price.

The purchase is for a logistics cross-dock site at Maxwellstraat 5 in the Frankeneng Business Park in Ede, near the intersection of the A12 and A30 motorways. From the business park, the Randstad, Ruhr region and Northern Germany are easy to reach. The building is on a plot of around 36,000 m² and comprises around 20,900 m² of warehouse space and 2,100 m² of office space and social areas. The offices were fully renovated in 2019, and the entire complex is fully let for around 8 years.

Palmira received assistance from Dentons on legal and tax matters in this transaction. Drees & Sommer gave advice on technical aspects, while Nova Ambiente was responsible for environmental matters and ESG monitoring. Q.G.M. Law acted as civil-law notary for this transaction.
